Unlocking the Full Value of Your King County Lot / Home

In King County a lot can be worth more to a builder than the house on it is worth to a buyer. Zillow's typical home value is $835,000 (down 2.0% over the past year, as of August 2026), and the gap between a house's value and its lot's value tends to be widest where land is expensive and the building is older or smaller.

A development offer is not a number anyone can quote from the street. It depends on what the specific lot can legally hold, its size and shape, full feasibility, utilities and access, and what it costs to build. We check those first, then work with our builder partners to produce the best offer.

What drives a builder's offer in King County

What a development offer can look like here.

Land value

What the land can mean in King County

Same county, very different lots.

King County runs from high-value Eastside and Seattle neighborhoods to more modest cities in the south. Where land values are highest, an older or smaller house can be worth less than the lot under it. Where they are lower, the numbers can still work, but the margin between land cost and build cost matters more.

The rules

What we check on your lot

City by city, not county-wide.

Zoning and what it allows, lot size and shape, utilities and access, and any sensitive-area limits on the site. These are the things a builder prices. King County has many cities with their own codes, so the same lot can be worth different amounts a few miles apart.

Your options

We compare all three.

If a builder's offer is not the highest net for your property, an investor cash offer or an Elevated Listing may be. We show the three side by side so you can choose, with no obligation.

Development rules

What the state's middle-housing law means for King County.

Washington's middle-housing law (E2SHB 1110, passed in 2023) is written for cities. What applies in unincorporated areas is set by the county, and each city inside the county adopts its own details.

Each city sets the details and timing locally, so what a particular lot can hold depends on the city's current code, the zoning, utilities and permitting. We check the specific property before we put a number on it.

Questions

King County sellers ask.

Can a builder buy my King County house?

Sometimes. A builder buys when the lot is worth more to them than the house is worth to a buyer. That depends on what the lot can hold, the building's condition and the cost to build. We check the property before saying whether a development offer is realistic.

What is a typical home value in King County?

Zillow's Home Value Index puts the typical King County home at $835,000 as of August 2026, down 2.0% from a year earlier. It is an index, not an appraisal or an offer, and it says nothing about a particular lot's development value.
