Unlocking the Full Value of Your Bellevue Lot / Home

Bellevue has the highest typical home value of the cities we cover: $1,418,000 (down 3.9% over the past year, as of August 2026), about 70% above the King County figure of $835,000. When land is this valuable, the lot can be most of what a property is worth, and an older or smaller house can be the smaller part of the price.

A development offer is not a number anyone can quote from the street. It depends on what the specific lot can legally hold, its size and shape, full feasibility, utilities and access, and what it costs to build. We check those first, then work with our builder partners to produce the best offer.

What drives a builder's offer in Bellevue

What a development offer can look like here.

Land value

What the land can mean in Bellevue

Where land is most of the value.

At Bellevue's values, a builder's offer for the lot can differ most from what a buyer would pay for the house, especially on older homes on larger lots. How much depends on zoning, lot size and the building's age and condition, so we check each before saying so.

The rules

What we check on your lot

Bellevue's code, lot by lot.

Zoning and what it allows, lot size and shape, utilities and access, and any sensitive-area limits on the site. These are the things a builder prices. Bellevue is in the largest size tier of the state's middle-housing law and sets its own details locally.

Your options

If a builder's offer is not the highest net for your property, an investor cash offer or an Elevated Listing may be. We show the three side by side so you can choose, with no obligation.

Development rules

What the state's middle-housing law means for Bellevue.

Under Washington's middle-housing law (E2SHB 1110, passed in 2023), cities with 75,000 or more residents must allow at least four units on lots zoned for residential use, and up to six units within a quarter mile of a major transit stop or when at least two units are affordable.

Each city sets the details and timing locally, so what a particular lot can hold depends on the city's current code, the zoning, utilities and permitting. We check the specific property before we put a number on it.

Questions

Bellevue sellers ask.

Is the land worth more than my Bellevue house?

It can be, particularly for older or smaller homes on larger lots. We check zoning, lot size and what builders could do with the site before saying so.

What is a typical home value in Bellevue?

Zillow's Home Value Index puts the typical Bellevue home at $1,418,000 as of August 2026, down 3.9% from a year earlier. It is an index, not an appraisal or an offer, and says nothing about a particular lot's value to a builder.
