Unlocking the Full Value of Your Everett Lot / Home
Everett is Snohomish County's largest city and sits at the northern end of the Seattle metro area. The typical home value is $637,000 (down 1.6% over the past year, as of August 2026), about 13% below the Snohomish County figure of $735,000. Builders here are weighing land and build costs that sit between Tacoma's and Seattle's.
A development offer is not a number anyone can quote from the street. It depends on what the specific lot can legally hold, its size and shape, full feasibility, utilities and access, and what it costs to build. We check those first, then work with our builder partners to produce the best offer.

What a development offer can look like here.
What the land can mean in Everett
Established neighborhoods and larger lots.
Larger lots and older homes in established neighborhoods are where a builder's view of the land can differ most from a buyer's view of the house. Whether that applies depends on the property's zoning, size and condition, and we check each.
What we check on your lot
Everett's code, lot by lot.
Zoning and what it allows, lot size and shape, utilities and access, and any sensitive-area limits on the site. These are the things a builder prices. Everett is in the largest size tier of the state's middle-housing law and sets its own details locally.
Development, cash or listing in Everett
We compare all three.
If a builder's offer is not the highest net for your property, an investor cash offer or an Elevated Listing may be. We show the three side by side so you can choose, with no obligation.

What the state's middle-housing law means for Everett.
Under Washington's middle-housing law (E2SHB 1110, passed in 2023), cities with 75,000 or more residents must allow at least four units on lots zoned for residential use, and up to six units within a quarter mile of a major transit stop or when at least two units are affordable.
Each city sets the details and timing locally, so what a particular lot can hold depends on the city's current code, the zoning, utilities and permitting. We check the specific property before we put a number on it.

Everett sellers ask.
Can a builder buy my Everett home?
Builders buy when the lot is worth more to them than the house is worth to a buyer. That depends on what the lot can hold, its condition and the cost to build, and we check each property before saying so.
How does Everett compare with the rest of Snohomish County?
Its typical value is about 13% below the Snohomish County figure, per Zillow's index. Values vary widely inside the county, so we price your property on its own details.
