Unlocking the Full Value of Your Tacoma Lot / Home
Tacoma has the lowest typical home value of the larger cities we cover: $488,000 (up 0.1% over the past year, as of August 2026), about 13% below the Pierce County figure of $564,000. A builder's numbers depend on land cost against build cost, and at Tacoma's values that math differs from the Eastside's.
A development offer is not a number anyone can quote from the street. It depends on what the specific lot can legally hold, its size and shape, full feasibility, utilities and access, and what it costs to build. We check those first, then work with our builder partners to produce the best offer.

What the land can mean in Tacoma
Some lots work. Some do not.
Because values are lower, the margin between land cost and build cost is thinner, and not every lot pencils out. Larger lots, older homes near the end of their useful life and parcels where the rules allow more units are the ones worth testing. We run the numbers on yours instead of assuming a result.
What we check on your lot
Tacoma's code, lot by lot.
Zoning and what it allows, lot size and shape, utilities and access, and any sensitive-area limits on the site. These are the things a builder prices. Tacoma is in the largest size tier of the state's middle-housing law and sets its own details locally.
Development, cash or listing in Tacoma
We compare all three.
If a builder's offer is not the highest net for your property, an investor cash offer or an Elevated Listing may be. We show the three side by side so you can choose, with no obligation.

What the state's middle-housing law means for Tacoma.
Under Washington's middle-housing law (E2SHB 1110, passed in 2023), cities with 75,000 or more residents must allow at least four units on lots zoned for residential use, and up to six units within a quarter mile of a major transit stop or when at least two units are affordable.
Each city sets the details and timing locally, so what a particular lot can hold depends on the city's current code, the zoning, utilities and permitting. We check the specific property before we put a number on it.

Tacoma sellers ask.
Will a builder buy my Tacoma house?
Maybe, if the lot can hold more homes than the one on it and the cost to build still leaves a margin. At Tacoma's values that is not automatic, so we check zoning, lot size and condition first and tell you plainly if a development offer is not realistic.
