What Is Seller Paths?
Selling a house usually starts with a call to a listing agent. That is a reasonable first step, but it quietly decides how the property will be sold before anyone has checked whether it is the best way.
Seller Paths is a seller-focused company: a development path, an investor cash offer and an Elevated Listing option, all in one. We serve homeowners across Western Washington, with a particular focus on King, Snohomish, Pierce and Kitsap counties and on the Seattle and Bellevue metro areas. We are built around that gap. We don’t do just one kind of sale, we do all three. So we can compare them honestly, show you what each would leave in your pocket, and then carry out whichever one fits you.
The three paths
Development path. A development path can unlock the full value of a property that is worth more as a building site than as a home. That depends on zoning, lot size, access and what the neighbors have recently built. Developers can value a lot on what it will support, which can be very different from what a household would pay to live in the house. We take the property to builders directly and run the process for you.
Investor cash offer. Sell as-is, with no repairs, showings or financing contingencies and a flexible closing date. You usually give up some price in exchange for ease and convenience. For an inherited house, a house in poor condition or a short-notice move, that trade can be the right one.
Elevated Listing option. If the house is in good shape and the neighborhood is strong, the open market can draw the highest price. Our Elevated Listing option is a full-service listing: we prepare and market the home to bring in the best buyers and the strongest offers. It takes the most time and effort of the three: preparation, showings, inspections and buyer financing.
Why doing all three matters
Most companies sell one way: a listing agent lists, a land buyer buys land, a cash buyer buys for cash. Each has a reason to steer you toward what it sells. Because we handle all three seller paths (types of sales), we have no reason to push just one.
The highest sale price is not always the highest take-home. Commissions, repair credits, carrying costs while you wait, and what you spend on permits or surveys all change the final number. A fast, clean close at a lower price can beat a higher offer that takes months and has conditions attached.
That is why we start with your goals, not a method. A family that needs to relocate in a month and a family that can wait a season for the best price should not be given the same advice.
What a review involves
You give us the property address and a few details about your situation. A licensed advisor then follows up to talk through your timing and priorities. We look at zoning, condition and current demand, and then lay out the likely net result and timeline for each path that fits. You choose, and we carry it out. There is no fee for the review and no obligation to sell.
Where we work
We help sellers throughout Western Washington. Most of our attention goes to:
- King County, including the Seattle metro area and the Bellevue metro area on the Eastside
- Snohomish County, from Everett south to the King County line
- Pierce County, including Tacoma and the surrounding communities
- Kitsap County, across Puget Sound from Seattle
Land values, zoning and builder demand differ a great deal between Seattle neighborhoods, Eastside cities, and the north and south suburbs, so we price each property against its own local market.
What this blog covers
We will write about the questions homeowners actually ask before they sell:
- How developers decide what a lot is worth in Seattle, Bellevue and beyond
- When selling for cash is smart, and when it costs you money
- What an Elevated Listing includes, and what a listing price leaves out
- How zoning changes can affect your property’s value
If you would like us to look at your own property, you can request a review.
